Gateproof

Free Gateway 2 pre-submission check

Check a pack

Drop the application folder here
PDF, DOCX or TXT, a whole folder is fine

Application type (optional)
Tick what applies

300applications invalid or withdrawn in May–July 2026, against 633 received (BSR data)
22–33 weeksmedian time to approval, June–August 2026: 22 for new buildings, 32–33 for work to existing buildings (BSR data)
64requirements screened, mainly from regulations 4, 5 and 12 and Schedule 1 of SI 2023/909, and the BSR's guidance

How it works

  1. Add your pack. Drop the folder of application documents and drawings. The files stay on your computer.
  2. It reads the text of every page. Everything is checked inside this web page, usually within seconds.
  3. Fix what it flags. You get a report you can download or print, with the file and regulation reference for each finding.

What it checks

Missing

Documents and information

The documents and information regulations 4 and 12 and Schedule 1 require: competence declaration, construction and change control plans, MOR plan, compliance statement, fire and emergency file and plans.

Check

Intent instead of evidence

Phrases that defer the design, such as "to be confirmed", "at a later stage" and "it is anticipated that".

Conflict

Facts that disagree

Storey counts per building against the elevations, heights, unit numbers, and drawing revisions in file names against title blocks.

Register

Drawing register

Every drawing's number, revision and last issue, read from the title blocks, including drawings still issued "for planning".

Example findings

Real output on a public planning set (Manor Road, Richmond, GLA479503). It's a planning set, not a Gateway 2 pack, so the Gateway 2 documents are correctly reported missing.

Questions

Are my documents really not uploaded?

Yes. Files are read and checked inside this web page, using open-source code (pdf.js and Pyodide) served from this site. Nothing is uploaded, and the page's security policy blocks it from contacting any other site. Once the page has loaded you can disconnect from the internet and it keeps working (keep the tab open).

What is it not?

An automated screening aid. It is not a fire engineering, structural or design review, not a compliance opinion and not an approval. It works from the text in your documents, so scanned drawings without a text layer can't be read. A clean result does not mean the application is complete, valid or compliant. The client and dutyholders remain responsible for the application.

It checks against the regulations and the BSR's guidance "Preparing information for a building control approval application" as published at the time of writing. Rules and guidance change, so always check the current versions on GOV.UK.

Is there a detailed review?

We're considering a paid, in-depth review of the Schedule 1 content (control plans, compliance statement element by element, fire and emergency file). If you'd use one, email [email protected] with roughly how many applications you prepare a year. No documents, please.
